Prep Your Home to Sell

Let’s Break Down the Process:

  • Evaluate your reasons for selling, set your goals and timeline, and determine where you want to move to. Plus, map out your budget for expenses like repairs, staging, real estate agent commissions, and closing fees.

  • Interview and hire a REALTOR® that you like and trust, and who is familiar with your neighborhood and the current market. Sign a listing agreement outlining the terms and conditions of the agent’s services.

  • Declutte, clean, and address minor maintenance - from broken lights to chipped paint. Ensure the roof, plumbing, and other major systems are in top shape. We’ll also arrange pre-listing inspections to instill confidence in potential buyers if needed.

  • Pricing your home right is crucial when listing it for sale as it directly impacts buyer interest and the time it takes to sell. An accurate price attracts potential buyers, while an inflated or undervalued price can deter them or lead to extended market exposure.

  • We ensure that your home is presented in the best possible light to the greatest number of people. Our marketing includes a staging consultation, professional photography and video package (optimized for print and web), as well as open house and social media exposure.

  • During the offer and negotiation process, consider us your trusted representatives. We will evaluate all of the options and strategies, taking the market conditions, other offers, and your personal requirements under consideration. At this stage, our top priority is ensuring your objectives are fully met.

  • During the contingency period, we’ll navigate crucial checkpoints. For buyers, it’s the time to complete inspections and secure financing. Sellers may also need to find their next dream home during this time.

  • Now comes the crucial period of the home-selling process. We will be in close communication with the buyer’s agent and lender, as well as our title and escrow team - ensuring important milestones are achieved and contract deadlines are met along the way.

  • One day prior to closing, you’ll wet sign all contract documents. On closing day, documents are recorded with the county, proceeds are disbursed, and we will coordinate the key transfer to the buyers.

Showing Checklist

CLEAN & DECLUTTER

Clean your home thoroughly, including floors, windows, and surfaces. Also remember to remove all personal items, excessive decorations, and general clutter to create a spacious and neutral atmosphere for potential buyers.

MAXIMIZE LIGHT

Open curtains and blinds to let in natural light, making your home feel bright and airy. Ensure all light fixtures are functional and replace bulbs as needed, as well as turn on all overhead lights and lamps throughout the home.

ENHANCE CURB APPEAL

Make the exterior of your home inviting by mowing the lawn, trimming bushes, and weeding flower beds. Take the time to clean the entryway, power wash walkways, paint the front door if necessary, and ensure the house number is visible.

GIVE BUYERS SPACE

Plan on vacating your home entirely during open houses and private showings. This creates a comfortable environment for potential buyers to explore your property, encouraging them to take their time and truly envision it as their future home.
